Why Regular Inspection & Audit for your Structure? | Post-Construction Inspection

Regular Inspection

In my previous blog I did mention about requirement of Inspection during Construction for RCC Buildings.

Now there are 2 scenerios that could exist :

  • Building is constructed under Supervision which avoids all chances of damage.
  • If It was built under Inspection then there are fewer chances of getting it damaged.

Any structure undergoes Physical and Chemical Attacks; it is the internal immune system which determines its Durability.

  • Overloading of structure due to addition of loads in the form of Lofts, Flower beds, Partition walls, additional flooring, internal water tanks etc.
  • Thermal attack due to day and night temperatures
  • Moisture attack due to seasonal changes.
  • Due to various chemicals present in the atmosphere, they react with Concrete resulting in deterioration of concrete.
  • This deterioration results in Corrosion of reinforcement (steel bars) which is embedded in concrete.
  • Cracks, spalling of concrete
  • Deformations such as Deflection, which gets accelerated if overlooked.
  • These defects hugely reduce the strength of structure for its intended loads.

If timely prevention measures are taken in the form of Regular Inspection (Audit) and suggested Maintenance and monitoring is adopted, the structure’s Internal Immune system will definitely increase and will be more susceptible to Resist Seismic and Wind pressure which may come on any Lucky day.

Hence it is highly recommended to involve Structural Audit Agency (Property Inspection) which may have NDT and Monitoring services along with them to ensure Super Structure to live its potential life of 75 to 100 years to come.
